The following outlines our holistic approach for renovations and new construction.

  • 1 | PROGRAMMING & CONCEPT

    Review goals, requirements & feasibility in a detailed meeting with clients; site analysis and/or site measurements to document existing conditions; inventory existing furniture and equipment; review relevant local bylaws or restrictions; create as-built drawings.

    Develop an overall aesthetic concept that respects the architecture; establish practical and stylistic priorities

  • 2 | AGE IN PLACE ASSESSMENT

    If renovating, we will also assess current conditions (or plan for new construction) to address the modification or adaptation required as you mature, to increase access and maneuverability. The goal here is to create a “lifetime home”, designing an aesthetically-enriching and barrier-free living space

  • 3 | SPACE PLANNING & DESIGN DEVELOPMENT

    Review circulation, adjacencies and layout; design custom millwork; design interior architectural elements; colour & materials selection; furniture plans; lighting plans & ceiling concepts; fixtures; equipment & hardware selection; door & window schedules; preliminary drawing package & design details; presentation boards and/or 3D presentations.

  • 4 | BUILDING PERMIT & CONSTRUCTION DOCUMENTS

    Development of CAD drafted drawings and finalization of the construction package for pricing, permit application or builder use, including: floor plans, finish plans, furniture plans, reflected ceiling plans, mechanical electrical plans, elevations + construction details.

    Specifications for: finishes; furniture, fixtures + equipment; hardware, doors + windows

  • 5 | PROJECT ADMINISTRATION

    Facilitation of the construction process, including: coordinating construction and trade queries; clarifications and/or changes; site visits & meetings; site review and follow up to ensure compliance with design intent; final site review; deficiency list and follow up to ensure desired outcome.

  • 6 | TURN-KEY COORDINATION

    Selections of furniture, art and accessories, linens and housewares; coordination with suppliers and assistance with purchasing; supervision of furniture, art and accessories installations.
